The practical checklist
Moving to Cumming
Cumming is the only incorporated city in Forsyth County, and the move playbook is mostly a county playbook: one school district serves every address, one county government runs the courthouse and the county services, and the city limits cover the historic core around the square.
The three honest checks before you pick an address are the school boundary, the GA 400 commute math, and whether you want the lake within walking distance.
How the county works
One city, one county
Forsyth County is the whole picture for services: Forsyth County Schools is the only public district, the Board of Commissioners runs county government, and the county parks and recreation department operates the parks and the lake access. The City of Cumming adds the municipal layer: city hall at 100 East Main Street, city utilities, and the civic calendar around the square.
Most addresses that say Cumming sit outside the city limits. The 30040, 30041, and 30028 ZIP codes cover far more unincorporated Forsyth County than city streets, so the practical difference shows up in utilities and services. Confirm the exact lot, not the mailing address.
The move checklist
Four checks before you commit
Run the school boundary
Forsyth County Schools
Forsyth County Schools serves every Cumming address, but the school for a street is set by the boundary map, not the city line. Run the exact address through the district's school locator before you buy or rent.
Test the commute at your hours
GA 400
GA 400 carries the Atlanta commute, and the express lanes make it a daily toll decision. Drive both directions at the hours you would actually drive before you set a routine or a budget.
Decide on the lake
Lake Lanier
Mary Alice Park, Bald Ridge Creek, and the marinas sit at the city's western edge. If lake access matters, the distance from the lot to a ramp or a beach tells you more than any map.
Check utilities by address
City or county
Inside the city limits the municipal services apply; outside them the county and private providers do. Confirm water, sewer, power, and trash service for the exact lot before you close.
The honest note
New construction is common
Forsyth County has grown steadily for years, and new subdivisions are common in and around Cumming. Verify a new development's HOA rules, amenity list, and completion timeline directly with the seller, and treat the builder's map as a promise to check, not a fact to assume.
