The honest moving conversation

Living in Augusta

Living in Augusta means the river, the medical district, the university, and one consolidated city-county government that keeps the services simple.

This page is the practical checklist before you pick an address, with no invented market statistics and no unsupported claims.

Housing and neighborhoods

The areas worth knowing

Downtown Augusta

The riverfront core: Broad Street shops and restaurants, the Riverwalk, the museums, and the loft and condo conversions along the river.

Summerville

The historic district on the hill above downtown, with tree-lined streets, the Augusta University Summerville campus, and the Highland Avenue shops.

Olde Town

The in-town historic district east of downtown, one of the city's oldest neighborhoods, with restored homes and the Springfield Village Park.

West Augusta

The Washington Road and Wrightsboro Road corridor, where the shopping centers, the mall, and much of the newer housing sit.

The government

One city-county government

Augusta and Richmond County consolidated into a single city-county government, approved by referendum in 1995 and in effect since 1996. The mayor and ten commissioners run city and county services together, so the county seat and the city are the same government. The Richmond County guide carries the county overview.

Schools

The address check matters

The Richmond County School System serves Augusta addresses, and attendance zones are set by exact address. The honest move is to verify the zone for the specific lot on the district's official site before you commit to a house, and to ask about the school options that matter to your family. No school-quality claims are made here; that is a conversation with the district and with the schools themselves.

Healthcare and the university

The medical district

Augusta's economy and identity run on healthcare: Piedmont Augusta on the downtown side, Wellstar MCG Health Medical Center at 1120 15th Street as the region's academic medical center, and Augusta University, home of the Medical College of Georgia, with its main campus and the Summerville campus.

Commuting

The roads

I-20 is the main east-west freeway, connecting Augusta to Atlanta and Columbia. I-520, the Bobby Jones Expressway, loops around the west and south of the city and crosses the river into North Augusta, South Carolina. Most errands assume a car, and the commute question is an address-specific fact to test at the times you would actually drive.

Before you move

Questions to research first

  • The school attendance zone for the exact address, verified with the Richmond County School System.
  • The flood zone: the riverfront is beautiful, and flood insurance is a real question for low-lying addresses.
  • The commute: test I-20 and I-520 at the times you would actually drive.
  • City versus county services: with the consolidated government, most services are one, but the exact address still decides the district and the ballot.
  • The state line: Evans and Martinez are in Columbia County, Georgia; North Augusta is in South Carolina. Schools, taxes, and addresses differ.
