The pros
What works about Mulberry
Character
The newest city in Georgia, which means genuine civic energy: a first mayor and council, new city branding, and decisions being made in public for the first time.
Housing
A wide price band from entry-level new builds on the outer roads to $2 million-plus golf estates in the Hamilton Mill core.
Recreation
The Hamilton Mill club stack if you join: 18 holes of private golf, resort pools, tennis and pickleball, and walking trails.
Commute
I-85 sits at the city's doorstep, with the main Atlanta, Braselton, and Gainesville routes all leaving from the same exits.
Taxes
No city property tax millage; residents pay Gwinnett County and school millage only, about 35 mills on assessed value.
Schools
Gwinnett County Public Schools, with the Dacula, Mill Creek, and Seckinger clusters all touching the city, so good schools are within reach street by street.
The cons
What costs you about Mulberry
Commute
The longest corridor haul on this page: 30 to 40 miles to downtown Atlanta, and the I-85 backup at rush hour is the daily reality.
Taxes
The no-millage honeymoon is a governance choice, not a promise; a future council can add a city rate with a vote, and services are deliberately county-run.
Walkability
This is a driving suburb: most errands need a car, and the city has no true walkable core of its own beyond the shopping centers on the main roads.
Schools
Three clusters cross the city, so the school chain changes by street; the boundary map must be checked by address before buying.
Jobs
Little employment inside the city so far; most work trips point south toward Gwinnett's job centers or north toward the Gainesville corridor.
The bottom line
Who Mulberry fits
Mulberry fits the buyer who wants the Hamilton Mill lifestyle and county-school quality without a city tax premium, and who accepts a corridor commute in exchange. Check the cluster by address, then the HOA sheet if the community is in the picture.
The signature note: I'll tell you what I'd do if it were my house. For Mulberry, the two documents to print before the house tour are the school boundary map and the current millage notice for the address.

Mulberry against the field
Verification: population figures from the U.S. Census Bureau (2020 Census and July 2024 to July 2025 estimates); school assignments from the district that serves Mulberry; tax structure from the county tax commissioner and the city's published millage notices; home values from published median value and sale-price sources. Everything above was checked October 7, 2026, and may change without notice. Confirm the school boundary and the current millage for any address before you commit.
