Loganville is the east-side value play: a two-county town where the Gwinnett side brings the big parks and the county schools, the Walton side brings the small Main Street, and the houses run bigger for the money than almost anything on the I-85 corridor. The trade-offs are the commute and the food you trade for the space.

The pros

  • The parks: Bay Creek's 154 acres and Vines' gardens would be the county's best argument for staying east.
  • The space: the house and the lot run noticeably bigger than the corridor cities.

  • The honest small-town pace, with Lawrenceville and Snellville a short drive for everything else.

The cons

  • The commute west on 78 backs up at the Lawrenceville side in rush hour, and it is every day's tax.
  • The downtown is compact; the bigger shopping and the nightlife live in the neighboring cities.
  • Schools split across the Gwinnett Grayson cluster and the Walton County district depending on which side of the line the address sits, so the boundary maps matter.
  • The corridor is still a corridor in places, long on fast food and short on the special table.
